Acrylic vs. Silicone Coatings for Commercial Roofs: Choosing the Right Restoration System
Commercial roof coatings can extend the service life of an aging roof, improve reflectivity and postpone the disruption and expense of a complete tear-off. However, “coating the roof” is not a complete specification. Acrylic and silicone coatings have significantly different chemistries, curing requirements and responses to standing water.
The right decision depends on the existing roof assembly, drainage, climate, substrate condition, expected foot traffic, warranty requirements and the owner’s long-term plans.
Roof Coatings Are Restoration Systems—not Paint
A commercial roof coating is a liquid-applied material that cures into a seamless, elastomeric membrane. Unlike ordinary paint, a properly designed coating system must accommodate thermal movement, bridge repaired seams and protect the underlying roof from ultraviolet exposure and weather.

Acrylic Roof Coatings
Acrylic roof coatings are generally water-based elastomeric products formulated to protect and restore weathered commercial roofing surfaces. White acrylic coatings can provide excellent initial solar reflectance and thermal emittance. Their relatively hard surface may also resist dirt accumulation better than some traditional silicone formulations, helping the roof maintain a bright appearance.
Convenient application and cleanup
Because most acrylic coatings are water-based, equipment cleanup is comparatively straightforward. They can typically be applied using an airless sprayer, roller or brush, depending on the product and project conditions.
Good compatibility with future acrylic recoating

Limitations of Acrylic
Sensitivity to ponding water
Standard acrylic coatings can absorb water, soften or lose adhesion when continuously submerged. Not every acrylic or acrylic-hybrid product has identical limitations, so the contractor must follow the selected manufacturer’s published data and warranty requirements.
Weather-dependent curing
Acrylic cures primarily as water evaporates from the coating. Temperature, humidity, dew and approaching rain therefore have a major effect on application. The coating needs sufficient dry weather to form a continuous film.
Applying acrylic too heavily, too late in the day or before unexpected rain can cause wash-off, blistering, delayed curing or adhesion failure.
Multiple coats may be required
Many acrylic specifications require a base coat and finish coat applied in contrasting directions. Contractors must meet the required total dry-film thickness rather than simply reporting how many gallons were delivered.
Potential for gradual thickness loss
Long-term weathering and erosion can reduce acrylic film thickness. Periodic inspection and scheduled recoating are important parts of the roof’s maintenance program.
Silicone Roof Coatings
Silicone coatings are moisture-cured materials that form a highly water-resistant elastomeric membrane. They are frequently selected for low-slope commercial roofs exposed to intense ultraviolet radiation, unpredictable weather or recurring ponding conditions.

Superior ponding-water resistance

Silicone remains stable under prolonged UV exposure and performs well in hot, high-sun environments. This makes it a strong candidate for commercial buildings in Southern California.
Favorable cure mechanism
Silicone cures by reacting with atmospheric moisture rather than relying exclusively on water evaporation. Limitations of Silicone
Higher initial cost
Silicone materials generally cost more than conventional acrylic coatings. The difference in the total contract price may be smaller than the material-price difference because cleaning, repairs, mobilization, safety, detail work and project management are similar for both systems.
Dirt pickup
Silicone can attract and retain airborne dust. As dirt accumulates, the roof may appear darker and its reflectivity may decline. Slippery surface
Cured silicone can become extremely slippery when wet. Designated walkways, embedded granules or compatible traffic pads should be installed around roof hatches, HVAC equipment and frequently serviced areas.
Repair and recoating restrictions
Many conventional materials do not adhere reliably to cured silicone. Future repairs usually require compatible silicone products or a manufacturer-approved primer and restoration procedure. Contractors must positively identify an existing silicone coating before attempting repairs.
Overspray concerns

Preparation Determines Performance
Neither chemistry will compensate for improper preparation. Before specifying acrylic or silicone, the roof should be evaluated for:

Special Considerations for Gravel-Surfaced Built-Up Roofs
Acrylic or silicone should not ordinarily be applied directly over loose gravel. The aggregate prevents the coating from forming a continuous, properly bonded membrane and makes thickness control nearly impossible.

When Silicone Is Usually the Better Choice
Silicone may be appropriate when:

The Correct Decision Is Roof-Specific
Acrylic is not merely a “cheaper silicone,” and silicone is not automatically the superior solution for every roof. Acrylic can provide excellent value on a sound, properly drained commercial roof. Silicone provides stronger protection where water exposure and UV conditions are more severe.
The final recommendation should be based on the roof’s actual condition—not solely on price per gallon.
